   Privacy:  you are 1 kilometer from the Club entrance located on the Autopista Las Americas, far enough not to hear the sounds of the busy highway, at the very end of a cul de sac, surrounded by woods and a few scattered homes occupied sometimes on the weekends.

The Club Miramar has only one entrance guarded 24 hours, 7 days a week. It is a very large Club with hundreds of parcels even though only 15 or so houses are on the property. 6 villas are inhabited all year and the rest are weekend homes for owners living in Santo Domingo, mostly lawyers, architects, teachers or other professionals. The club is 30 years old, and dozens of roads crisscross the property.

The Villa Moringa is located at the very north western corner of the Club, one mile from the gate and the major highway going to the airport and Santo Domingo. You can see its exact location on goggle earth at 18 degrees 25’ 37.96” N and 69 degrees 31’ 07.13” W. Its elevation is 133’ above sea level offering a tsunami proof, spectacular view; nearly 180 degrees, above the tree canopy, of the Caribbean Sea. You can see clearly the port of Boca Chica, a nearby water park project being constructed along the highway and, on a clear day, from the rooftop deck, you actually can see tall buildings of Santo Domingo and the mountains of San Cristobal, behind the capital. The closest home is south of the cachalot villa, approximately 100 yards away. The western, northern and eastern sides are dense forests and you have to go some 3 to 4 miles before finding a road. In other words, if privacy is what you are looking for, you will find it here. The club is dotted of a beautiful club house with picnic areas, great swimming pool, bar and large rooms, it is also a great place if you lover horseback riding or quad riding as trails are many throughout the Club.

The villa’s construction is still in progress and should be completed by early January. It has some 454 square meter of habitable surface on 3,000 square meter of land, right at the end of a dead end street with a large circular driveway in front of the property.

From the front gate ayo driveway takes you to the two car garage. On the left of the garage is a small apartment with kitchen, full bath, small living area and bedroom; perfect for the “sereno” (in living guardian/maid…) with utilities right next to the apartment. In the back of the garage you have two small rooms, one to accommodate swimming pool and Jacuzzi pumps and the other which could be used for storage or better, as a wine cellar.

Steps from the garage lead directly to the first floor reception living room dotted of a bar and a magnificent view.

A half circular stairway leads to the villa’ s main entrance. You come into a vestibule with a door opening into the dining area, a living area and the kitchen. From the living area, a back door leads to an outdoor terrace and the kitchen back door also leads to the same terrace. From the main reception room, you have a hallway which leads to the first floor northeast master bedroom, to the northwest master bedroom and to a guest bathroom which includes a shower. It has a door leading to the outdoor swimming pool and Jacuzzi. Each of the first floor bedrooms has an outside door leading to the exterior walkway surrounding the building.

The swimming pool/Jacuzzi has a large deck with a southern and southwestern view of the Caribbean Sea. From the coralline stone deck, you have a walkway which goes around the villa.

From the reception room, a stairway leads to the second floor hallway. At each end (East and West) of the hallway, you have doors leading to outside, coralline covered decks. The floor has 2 master bedrooms. The southern one located right above the main living room is also dotted of 4 large windows again with an even more spectacular view of the sea, has a huge closet and a magnificent bathroom with Jacuzzi. The Northern master bedroom also has a western view of the water and the port of Boca Chica.

From the second floor eastern deck you have a stairway leading to the roof deck whereas words cannot correctly describe the view. The 3,000 square meters of land surround the villa, a gardener has been busy arranging walkways throughout the landscape and we have planted some 75 and counting different flowers and fruit trees.(Click here on flowers to see the varieties of plants and flowers on the property). We have taken great care in planting the right flowers to attract butterflies and hummingbirds and we have been able to observe additional fauna surrounding the villa since the start of the project.

The work is still in progress. We are preparing to install a fenced wall surrounding the entire property.

It is the right time to consider purchasing while most of the decorative work remains to be installed as one could arrange with us certain décor or installation to their own taste. The price of this property is right now, completed according to our plans of US $ 850,000, and will probably increase on completion. This is the West side of the Villa, with on the ground floor the two cars garage with an entry to the cellars and a stairway to the main living room, on the left of the garage is a studio apartment with bath, small kitchen and bedroom; futher down is the equipment room which has the pumping for the swimming pool, jaccuzi, water pump, hot water tank.

The very large deck is not visible on this picture.

East Side

From left to right the first floor, the two first windows is where the dining room is located with the main entrance lobby; the two other window are where the "private" living rooms is located.  Right behind that, a deck is located wich will be entirely screened for outdoor meals.

On the second floor you see the window to the front masterbedroom, a small window of the stairway, the door giving access to the East deck, window to the back bedroom and the exterior stairway leading to the rooftop.

From left to right on the first floor, the door leading from the private living room to a future screened patio, next, the outside door to the kitchen with will allow service to the patio.  This is followed by 2 windows with a door belonging to the NE masterbedroom, next,  the small window the door and the window are to the NW masterbedroom. The walkway will go all around the villa with metal railings.
On the Second floor, the three windows belong to the North masterbedroom, with on each side of the bedroom the East and West decks.
